The method of private funding for U.S. pension benefits has changed dramatically over the last two decades as Defined Contribution (DC) plans have supplanted the older Defined Benefit (DB) model.

ING Clarion believes that current robust global growth plus increasing global economic integration make the opportunities in international markets more compelling than ever before - especially given weakness in the domestic real estate markets of several developed economies. While traditional international capital fl ows were largely directed toward US and Western European opportunities, in the last several years, substantial interest has developed for markets in Asia. More recently, investment has been growing in Latin America, Eastern Europe and Russia.

 

Some real estate market observers have claimed that private market returns in the UK, as tracked by the IPD UK Annual Property Index, are a leading indicator as to how the US private real estate market, as tracked by the NCREIF Property Index, will perform. While the broader economies of these two countries share many similarities that support the existence of a correlation, a number of differences set the UK market apart from that of the US. As a result, the extent to which the US market may follow the UK market is debatable. This white paper explores the similarities and differences between the two markets and presents ING Clarion’s findings.

There is no doubt that 2007 was a transition year for US commericial real estate. Triggered by the sub-prime fallout and credit crisis, it appears that the out-sized investment returns of the past several years have come to an end. Looking forward, ING Clarion anticipates that 2008 will be fraught with challenges as well as opportunities. 

As the worldwide amount of digital information expands, demand for data centers will continue to grow. Supply of such centers is currently lagging, particularly in major urban centers, where low vacancy rates are driving strong rent growth. This trend will continue in the near term, facilitated in part by the high cost of new data center construction.
